    Apartment Maintenance Supervisor

    The Role

    As a Maintenance Supervisor at our Solea Wellen Park you will ensure an amazing resident experience and support in the daily operations at one of our Active Adult 55+ communities.  Reporting to the Community Manager, this is an exciting opportunity to help us achieve our mission of building community,

    What You’ll Do…

    Daily Operations

    • Maintain the integrity of all physical structures, meet safety standards, and ensure a well-maintained living environment for community members, visitors, and team members
    • Ensure the community meets the Company’s standards for show quality by daily inspecting community 
    • Anticipate, identify and resolve maintenance issues in a timely manner 
    • Use YARDI to track work orders and make ready progress  
    • Maintenance of Fire sprinklers, backflow, panel, and alarm compliance including inspections and updated permits 
    • Lead ongoing property maintenance and improvement plans and assist with quarterly inspections 
    • Maintain a clean work area, tools, and equipment. Responsible for obtaining, maintaining, care, and inventory of all supplies and equipment owned by the property and/or the management company 
    • Achieve high expectations for the upkeep of the community and swiftly address maintenance concerns  
    • Practice proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues 

    Leadership

    • Train maintenance staff on procedures, safety standards, and workmanship
    • Schedule turn for vacant apartments; inspect vacant and make-ready apartments
    • Track and manage all maintenance inventory
    • Assist Community Manager with managing a maintenance budget and vendors
    • Develop strong personal relationships with our community members
    • Achieve high community member satisfaction and promote retention
    • Provide hospitable and high-quality service to ensure a memorable experience for all 


    Qualifications

    • Has a professional working knowledge of all aspects of maintenance repair and service and a valid driver’s license
    • Proven experience in HVAC/maintenance repairs preferably in lease ups, multifamily housing, Active Adult, or hospitality environment
    • HVAC/Pool Certifications and experience required
    • Must have strong plumbing and electrical skills
    • Must possess strong attention to detail
    • Experience using YARDI or other property management software
    • Effective communication skills with an ability to build collaborative partnerships
    • Servant leader mindset and passionate about making a difference in other’s lives
    • Devoted sense of accountability and solution-oriented
    • Must have general knowledge of OSHA, ADA, and Fair Housing regulations
    • Must have reliable transportation; flexibility to work a regular Mon - Fri schedule and nights, weekends, and/or holidays when required - on call pay available
    • Must be able to physically access all exterior and interior parts of the property and amenities; must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance

    Description

    Aqua Plumbing and Air is immediately hiring 2 Commercial HVAC Chiller Technicians.  We would also like to talk to you if you have light commercial experience.  The Chiller technician will play a key role in diagnosing, repairing, and maintaining large-scale HVAC systems, including chillers, boilers, and rooftop units.     Responsibilities

    • Evaluate and maintain mechanical and control systems to ensure optimal facility performance.
    • Read and interpret controls diagrams, schematics, and blueprints.
    • Diagnose, service, and repair commercial heating and cooling equipment, including chillers, boilers, split systems, pumps, cooling towers, air handling units, and fans.
    • Troubleshoot and operate software tools such as Trane TechView, Trane Rover, Trane Tracer TU, Carrier Service Tool, Carrier CCN, and Watt Master Prism.
    • Maintain and troubleshoot air flow, air distribution, building pressure, VAV systems, and variable frequency drives (VFDs).
    • Coordinate with subcontractors and procure project materials as needed.
    • Mentor and support the development of junior technicians and helpers.
    • Review timesheets and complete necessary paperwork accurately and on time.
    • Promote and adhere to safe working conditions in compliance with OSHA, EPA, and other regulations.
    • Participate in crane lift and rigging operations as required.
    • Consistently strive for high-quality results and customer satisfaction

    Qualifications

    • Minimum of five years of experience in commercial HVAC service and repair.
    • Experience with large-scale equipment, including chillers, boilers, and rooftop units (RTUs) over 25 tons.
    • Proficiency with Trane, Carrier, AAON, Leibert, Daikin/McQuay, and York systems.
    • Familiarity with building automation systems (BAS) and outside air units (OAUs).
    • Ability to read and interpret technical diagrams, schematics, and blueprints.
    • Basic computer skills and ability to use diagnostic software.
    • Strong work ethic, time management, and problem-solving skills.
    • Ability to work independently and as part of a team.
    • Good physical fitness, coordination, and ability to regularly lift and/or move up to 50 pounds.
    • Excellent customer service and communication skills, including the ability to explain technical information to non-technical customers.
    • Willingness to work overtime and on-call hours as needed.
    • Positive attitude, willingness to learn, and ability to mentor others.
    • Valid Florida driver’s license.

    Where is the work: 

    This position has been designated as Remote within a geography and work will be performed in Sarasota, FL. 

    What you will do:   

    Trane Supply in Sarasota Florida is hiring for an Account Manager for commercial equipment and parts to join our team.  In this role you will be responsible for all functions related to developing and maintaining equipment and/or parts customer relationships to ensure maximum revenues through account penetration.   This includes finding, generating and developing new customers and retaining current customers in order to sell the company’s products to end-users.

    • Generate budgeted sales; manage mix and pricing to achieve margin goals and grow market share in assigned territory
    • Develop and execute an account specific business plan to identify the long term, mutual support requirements required to facilitate a strong, profitable, and successful partnership.
    • Build relationships with utilities, builders, and industry associations. Expand light commercial market penetration.
    • Identify customer problems and/or needs, and create a dynamic action plan designed to meet them.
    • Travel to customer job sites is required, which may include outdoor work and/or work in mechanical/equipment rooms.  During the site visits, the employee may be exposed to variable weather conditions; moving mechanical parts; heights, and other variable environmental conditions based on location.
    • Daily territory travel required with some overnight travel.

    What you will bring: 

    • Bachelor’s degree or equivalent combination of education and experience.
    • Minimum 3 years successful experience in Business Development and Sales. HVAC or related industry is preferred.
    • Knowledge of Commercial HVAC products/parts and HVAC systems applications is preferred. CRM/SaleForce experience is preferred.
    • Must possess a valid driver’s license for a minimum of 12 months, with no major or frequent traffic violations included, but not limited to: 
    • DUI, Hit & Run, License Suspension, Reckless/Careless Driving or multiple smaller infractions or preventable collisions in the previous 3 years.

    Compensation:

    From $65,000 and up based on experience and will include a monthly incentive plan of 43%

    This is a safety sensitive role.

    Total compensation for this role will include a commission/incentive plan. Disclaimer: This base pay range is based on US national averages. Actual base pay could be a result of seniority, merit, geographic location where the work is performed.
